Exit Strategy for Banks
With Banks and Secondary Institutions focused primarily on an exit strategy from development upon completion, Developers are either putting viable projects on the back burner, reducing profitability due to holding costs while they attempt to meet the sales hurdles or disposing of the site.
DFP has recently facilitated a Put Option Facility for $10 million to a luxury development (avg sale price $4 million) on the North Shore, Sydney, to one of its developer clients, which will allow the client to commence construction immediately.
This facility effectively replaced the need for the client to try and sell Luxury Apartments prior to commencement of construction, virtually an impossible task in the current market.
The facility is only available in Sydney within 25 km of the CBD and is specifically targeted to High End product.

Funding Total Development Cost (TDC)
With tighter credit policies generally been felt in the market it pays to have professional advisors. Recently DFP has facilitated funding proposals in the Illawarra Region at 80% TDC; to a owner builder, something that would not be considered “General Leading Guidelines”.
